Curb Appeal
Curb appeal is your first chance to make a positive impact on buyers from a street perspective. The pluses and minuses that jump out at buyers shape their initial perception of your home and how you keep up your house's regular maintenance.
Knowing this helps us to decide what plan of action we can use to invite buyers from the street and into your house. If your home's exterior isn't inviting with retouched paint and bright greenery it's time to get those things done. Refer to the Curb Appeal Checklist and add dollars to your house's final selling price.

Welcome Home
Does your place seem to say, "This is Your New Home" to a buyer? Touring your home with a critical eye, I'll suggest fixes that enhance sales appeal.
I'll help you get rid of anything that gives the appearance of clutter. Surface areas like tables, desks and counters should be neatly arranged. Kitschy sculptures, sentimental items, family photos, and kids' works of art should get moved out of sight. We need to "generalize" the place so buyers can see it as their new house.
Every room gets a once-over. Changes that directly affect your bottom line include easy-to-fix items like pieces of furniture that should get rearranged, rooms that need neutral paint, carpet that needs to be steamed, fixtures that need shining, and windows that need cleaning.
We'll ensure your home has mass appeal and that it's inviting, avoiding "offensive" or "personalized" colors on the walls and furniture. And if none of your belongings are there, you can try temporary furnishings. You want your house to look ready to live in as opposed to cold and empty.

Setting the Stage
In the short time that your house will be on the market, we're doing well if we're engaging the buyer's senses. Brightness is important and we'll open curtains, and create light where needed to show off your home. We'll enhance the mood of the house with enjoyable music to listen to while guests enjoy your home and ensure a delightful scent flows throughout your home. We'll include cozy-looking throws, and throw pillows on your chairs and bedding. Buyers should feel like your current home has the potential to be. |
